With our own experts, we provide all the services necessary for comprehensive management of single properties and property portfolios.

Our service offering comprises:

We use the access we have to private and institutional portfolio holders of attractive properties through our long-standing network to proactively pursue acquisitions.

Investment plans

In the case of a single-investor mandate, we develop the investment strategy together with the investor. On this basis, we acquire appropriate properties and undertake their management. Selling decisions can be made by the investor at any time.

If institutional investors are interested in investing in a specific market segment at a specific point in time, we develop the appropriate regulated fund concept and put it into practice.

If we find an attractive investment opportunity that does not fit into an ongoing single-investor mandate or a current fund, we offer it to a small group of investors for joint investment.

We work without conflicts of interest because we only handle investment profiles that do not overlap in time.

 

Cross-practice teams

CONREN Land employs over 90 employees who are all highly qualified, seasoned professionals in the German property market (with an average > 15 years of professional experience) and who manage proposed investments with entrepreneurial creativity and flexibility.

Based on an established purchase, management and sales process, we offer our investors the full range of property investment services. We make single investments and implement tailor-made investment plans. All necessary services are provided almost entirely through our own internal corporate structure.

Our Investment Management team is specialized in all work steps during the acquisition and transaction phase, including the sales processes. In addition to structuring financing arrangements, we focus on the development of balanced business plans in terms of the return and risk targets of each property investment.

Our Asset and Property Management team is responsible for the strategic, commercial and technical management of all acquired properties. We undertake regular site inspections of all properties and we actively manage costs, including by optimising utility costs. With dedicated property teams, we plan and control all construction activities on each property, including tenant improvements. We team up with architects and engineers to examine the cost-benefit analysis of all modernization and refurbishment projects within the business plan. Thanks to our property management and accounting structure, we can produce meaningful and informative reports in a timely manner.

In our Development division, we develop high-quality and economically attractive properties based on feasibility studies and market/location analyses. Our services range from land acquisition and developing a land use concept to leasing, marketing, financing and project management. Our activities in this area are directed at both building new properties and repositioning existing ones.

During the acquisition phase, our Lease Management team develops a property-specific leasing strategy. We develop floor-space concepts and coordinate the ideas and plans for marketing the property. The goal is to have leases with creditworthy and sustainably minded tenants.

Our Portfolio Management team monitors and manages the structuring and strategic direction of property investments. Based on sound performance and financial analyses, which include looking at current trends in the market, we develop recommendations for decisions to be made by the investor. By methodically identifying risks, our Portfolio Management team ensures transparent risk and liquidity management. Through specialized teams for ESG (sustainability) and research, we develop and support cross-portfolio activities.

Fund Management structures and plans investment KGs, regulated individual and pool funds as well as club deals and manages the subsequent implementation of the respective strategy. In addition to managing performance and liquidity at the fund level, the team monitors the acquisition and divestment processes, in particular taking into account regulatory, strategic and contractual investment conditions.

Controlling is responsible for and supervises internal and external financial reporting. Through the continuous development and optimization of processes, procedures and tools, our Controlling team employs active benchmarking at the portfolio level. As part of transactions, Controlling analyses research databases and supports the transaction and decision-making processes with its analysis results.

Our Tax and Accounting team implements and monitors the tax and accounting requirements at the property company and property level. In addition to full cash management, the Tax and Accounting team provides assistance with the tax due diligence for acquisitions and contributes its tax expertise throughout the transaction process.
